Your landlord says the market set your rent. The market was a piece of software. RealPage collects private lease data from landlords who are supposed to be competing, runs it through one pricing model called YieldStar, and hands each of them a rent recommendation. Nobody needs a back-room meeting when everyone reads off the same screen.

Markus Grant walks through how the algorithm works, what it costs renters, and the one move you can make.

Key receipts:
- 13 million+ units: lease data feeding the model (DOJ complaint, Aug 2024; ProPublica)
- About 80%: RealPage's share of the commercial revenue-management software market (DOJ complaint)
- Nearly 60%: final prices that landed within 2.5% of the recommendation (DOJ complaint)
- About $70 a month: extra rent in algorithm-priced buildings, about $3.8 billion out of renters in 2023 (White House CEA)
